We founded the firm in 1997 because we observed tenants being outmanned in their real estate negotiations. In the process, we created a new model for tenant representation – one that remedies both inherent deficiencies in the traditional brokerage model and significant new market challenges that work against tenants’ interests.

Our two founding partners left one of the country’s largest and best known tenant representation firms. They knew that in order to create the ideal brokerage model, they needed to start from scratch. Not only did they need to completely redefine how services should be delivered, but they also sought to identify what the ideal broker should look like.

Tenants At A Disadvantage
As a result of consolidation in the real estate industry and the tremendous growth of REITs, landlords have become larger and more sophisticated. Most have teams of financial experts, attorneys, architects and other professionals to assist them in their leasing and development activities. In addition, given their significant market position, many landlords have formed strong, close alliances with full service brokerage firms -- both locally and nationally -- for listings, asset management and other services.

Leveling the Playing Field
To be competitive in today’s market, tenants need their real estate advisors to be much more than space finders. They need a strong, intelligent and well-rounded strategic advisor who is 100% dedicated to promoting their interests so they can level the playing field at the negotiating table.

While “knowing the market” is a given, a tenant advocate must be intelligent, creative and have significant experience running and managing complex, multi-faceted transactions. They must also have keen negotiating skills developed over years of experience. Because no single individual can have all of the answers to every aspect of a transaction, the collective knowledge and resources of all professionals within the firm should be put at the disposal of each and every client.
